Where each $100 of commission goes
The split percentages are hard to feel. This is the same deal, restated: of every $100 of commission on your side, how much each cut takes — and how much is actually yours.

Figure a deal above and this restates it per $100 of commission.
🎯 Net target — work it backwards
Everything above works forwards: price in, net out. This works backwards — tell it the take-home you want from this deal, and it solves the sale price that nets exactly that at your terms above, or the split you would need at the price you already entered.
- Sale price that nets it
- —
- Or the split you'd need at this price
- —
Type a target and SplitCalc works it backwards from the deal above — commission, referral, split, fee, cap, team cut and flat costs all counted, exactly as the calculator counts them forwards.
Compare scenarios — same deal, different split
Pin the deal you just figured, change one number — a better split, capping out first, a team cut — and pin that too. The board names the best net and exactly how far each other scenario sits behind it.

🎯 Price the job backwards
The job calculator above works forwards: total in, profit out. This works backwards — tell it the profit you want to walk away with and what the job costs you, and it solves the job total you have to charge, counting the referral fee and flat costs from above.
- Job total you need to charge

- Margin you'd need at that total

- At the job total entered above

Type the profit you want and SplitCalc prices the job backwards — referral fee and flat costs counted, exactly as the calculator counts them forwards.

Set a goal and the log tells you how many more deals — at your average net — will finish it.
How the deal split figures: referral comes off your side's gross first; the brokerage split and franchise fee apply to what is left, with the brokerage cut stopping at any cap you still owe; with a graduated split your first split applies up to the tier amount of your side after the referral and the higher split applies above it; a team cut comes out of your share after that; then flat costs. The tax set-aside is your own % of the net — an estimate to hold back, not tax advice. The Net Target solver runs the same math backwards: past a cap the brokerage cut stops, so it solves in two pieces and checks its answer against the forward math before showing it. Estimates only — your brokerage's exact split rules are yours to confirm.
